First Of All – Congratulations!
At this stage of the process, you’ve prepared your home for sale, marketed it successfully, attracted a qualified buyer, and negotiated a purchase contract. You are halfway to the closing table – but only halfway.
Your Realtor Signed On To Get You To Closing – Not Just Find A Buyer
Finding a buyer, of course, is critical, but it’s not the only thing you’re paying your realtor to do. If it were, you would pay your listing broker when the purchase contract was signed. That is not what you agreed to. You agreed to pay a commission only at closing.
Even The Smoothest Of Transactions Have Their Rocky Moments
There are still many details and milestones to navigate at this point, even in the smoothest of transactions. Working through property inspections and negotiating requested repairs, coordinating occupancy, dealing with appraisal issues, and keeping all parties informed and calm along the way, including the agent on the other side, takes a skilled professional.
Nobody Wants To Find Themselves A Character In A Horror Story
You’ve likely heard horror stories about people who thought they had their house sold only to have the sale fall through at the last minute. This does happen once in a great while, but the best Realtors look for trouble throughout the process and address it immediately – keeping the sale on track. That’s what professionals do.
You Deserve Better Than Just ‘Powering Through’
If you’ve bought or sold real estate before you may feel that you will power through the transaction one way or another – no matter what. I applaud your ‘can do’ attitude and there is no question, being an experienced home buyer or seller is a great benefit. However, given the fees you’re paying your listing firm at closing, you deserve better than ‘powering through’. You deserve an enjoyable experience. I think you deserve to be delighted.
You And Your Listing Agent Are In This Together
You deserve to work with a Realtor with the customer service skills, and industry knowledge necessary to ensure a superior experience. The customer service skills I am talking about do not develop automatically or overnight. They accrue with experience and a personal commitment to excellence. The best agents make it all look easy, but you and I both know, there is more to selling a house than meets the eye.
